August Condo Sales

There were two sales last month, both of which were 1 bedroom and 1 bath.  Although there were only two sales, they do show very well the overall trend in the market today.  One was listed at a higher price, was on the market longer, had a price reduction and then sold for 93% of that price.  The other was listed at a lower price, got a quick offer, and also sold for 93% of the asking price.  What this demonstrates is that pricing is key to getting offers.  Both condos sold for 93% of the final asking price, but one sold much faster because they started off with a price much closer to what a buyer was willing to pay.

Currently there are still six homes for sale in the neighborhood.  The only change is that 3312 River Birch and 3302 Prairie Glade have replaced the two listings on Pheasant Branch Rd that recently expired. 

August Single Family Sales

There are no sales to report for the month of August.  The buzz of activity in the spring and first two summer months has given way to the typical lull we see at this time of year.  The one pending sale from last month at 6996 Harmony Way is still waiting to close.  Assuming this sale goes through that would put the number for the year at 15.  With 6 homes currently on the market, it would take all of them selling to beat last year's total. 

New Listing!

There has been another new single family listing.  3312 River Birch Ln is a 4 bedroom house, with 2 baths and 2354 square feet.  The price is $509,000.
