April Single Family Sales

There was only one single family sale in April, bring the year's total to 4.  This is a decrease from 7 sales in the first four months of last year.  So far, this year's sales include a 3 bedroom, two 4 bedrooms, and one 5 bedroom home with the average sale price at $542,250.  In last year's 7 sales through April there were three 3 bedroom, three 4 bedroom and one 5 bedroom home sold with and average sale price of $502,571.  It would appear that home prices have increased, however,  when comparing price per square foot they have actually decreased from $173 to $148.  The homes that have sold so far this year have had a much larger average square footage than last year. 

While reports in the State Journal have been showing sales increases of 50% over last year for Dane County the vast majority of this increase came from homes under $250,000.  Looking higher priced homes (>400k) in Middleton, Middleton Hills contirbuted over a third of sales so far this year (4 of 11).  In 2011 the neighborhood had 1/3 of sales over 400K through April.  With Middleton Hills accounting for such a large percentage of sales it seems it is still a very popular community to live.
